Refinancing

Refinance the SMART way

Most people refinance by chasing the cheapest rate and leaving the rest to their new bank. John looks at the whole loan, so more of the saving stays with you.

Why the cheapest rate isn't the whole story

A lender's first goal is to make money from your loan, and refinancing is no different. It's a chance to keep you focused on the one number they control, the rate, and leave the rest up to them.

The rest is where the money goes. How the loan is structured, the term you're on, the fees and how you use an offset all change how much interest you pay over the life of the loan.

What refinancing the SMART way means

John starts with where you are: your current loan, your goals and what's changed since you took it out. Then he compares options from lenders on the Astute panel and shows you how rate, structure, fees and term work together for you.

If refinancing makes sense, he handles the application and the paperwork and works with both lenders until the switch is done. If staying put is the better call, he'll tell you that too.

A good fit if

  • Your fixed rate is ending soon
  • You haven't reviewed your loan in a couple of years
  • Your situation has changed: income, family, plans
  • You want an offset or split set up properly

Worth knowing

  • Fixed loans can carry break costs, so check before you switch
  • Switching lenders means a new application and credit assessment
  • A lower rate doesn't always mean a lower total cost

Questions people ask

Will the first chat affect my credit score?

No. There's no credit check for the first conversation. A credit check only happens if you decide to apply.

Do I pay you to refinance?

In most cases the lender pays John a commission when the new loan settles. If a fee applies to your situation, you'll be told what it is before you go ahead.

What does it cost to switch lenders?

It depends on your current loan. Discharge fees, government registration fees and, for fixed loans, break costs can apply. John will set these out before you decide.

John's strategy

Three ways to stop overpaying.

Small changes to how your loan is set up can make a real difference to the interest you pay over its life. Most people never make them, because the bank's default is set up for the bank.

MONTHLY
FORTNIGHTLY
01 · Timing

Check your repayment timing

Banks usually set you up on monthly minimum repayments. Paying half that amount every fortnight adds up to an extra month's repayment each year.

MINIMUM REPAYMENTS
A LITTLE EXTRA EACH TIME
02 · Repayments

Pay above the minimum

The minimum is just that. Even a small amount extra with each repayment reduces the interest you pay and the time it takes to own your home.

03 · Rate

Review your rate every couple of years

Lenders often save their sharpest deals for new customers. If your loan hasn't been reviewed in a couple of years, it's worth checking it against what's on offer today.

General information only. Some loans, including many fixed-rate loans, limit extra repayments, so check your loan terms first.
